I've been in the lending business since 1979 and exclusively in the residential mortgage industry since 1990.  I'm a member of the MBA, the former long time President of The Rhode Island Financial Services Association, and a former Board Member of The New England Financial Services Association.

Can you tell me more about how you're different from guideline aggregators, guideline search tools, and other "ask the robot a guideline question" services?

Our experience training and then working shoulder to shoulder with dozens of new MLOS as well as years of ongoing research found that there are three primary reasons for new loan officer caused fall out: Number one is they forget to ask a background question to make sure they place the proper value in a field in the 1003 ("Is your child support income court ordered or voluntary?").  If they don't know they have to ask one of these questions, they won't know they need to look up the guideline.  Number two is they fail to ask a qualifying question that does not appear on the 1003 ("When you filed your tax extension did you include the money for taxes you owed?").  Again, they can't search for something they don't realize they need to ask.  And number three is they look up a guideline but don't realize the guideline is incomplete or vague and therefore subject to underwriter discretion ("Does the 4 unit condo complex you live in have an HOA?").  These are the areas we focused on in building The Complete 1003 Education Software to develop this breakthrough product.
